While in this position, I have completed strategic planning, project procurement through hard-bid, CM[at]Risk and negotiation and multiple project management. The focus of this effort is projects less than $5 million in an effort to develop new client relationships through procurement and completion of smaller projects.
• Successfully completed a $640,000 historic rehabilitation for the Town of Florence under the supervision of the State Historic Preservation officer.
• Managed completion of emergency, schedule critical repairs for Nordstrom requiring participation of environmental remediation subcontractor.

On all projects I completed subcontractor buyout, creation and negotiation of contracts, baseline and progress schedules and managed the project schedules budgets.
• Successfully managed subcontractors and staff on completion of a $10 million Westin Kierland Villas resort leading to negotiation for $13 million subsequent phase.
• Developed baseline schedule for projects and tracked progress throughout construction period.
• Managed efforts of staff to complete project on time and within budget.

• Received final payment from Owner within 30 days of project completion.

Office Manager 6/2000 – 7/2002
As an Office Manager, I was responsible for Document Control, including management of construction documents and assuring that all design changes made it to the installers in the field. In addition I maintained logs of all RFI's and Submittals and documentation that all information made it to the end user. Working for a company that self-performed a majority of its’ work, I maintained material delivery schedules and assured that material was on site as needed.
• Wrote purchase orders and subcontracts from $500,000 to $5,000,000.
• Composed RFI’s on a daily basis to eliminate work delays and avoid unnecessary costs.
• Worked with Engineering partner to eliminate design errors and omissions in a cost effective manner.
• Facilitated timely delivery and installation of subcontracted rebar, structural steel, misc. metals, roofing systems, masonry and other structural and architectural features.
